FIX AND FLIPS
Fix and Flip loans are available to both experienced and first time flippers.
Insula will lend up to 90% of purchase price, 100% of the rehab cost, and 65% of the After-Rehab-Value (ARV).
Loan terms can be customized to fit your project. All loans are interest-only and feature no prepayment penalty. Our Rates and Points are dependent on your experience level and credit profile.
New Construction Loans are available to experienced builders only.
This program allows you to finance up to 65% of Land Acquisition and up to 80% of the Construction Costs.
Loan terms are typically available from six to twelve months, but we will consider each scenario individually and provide rates and terms in accordance with the financial strength of the borrower and their experience level.
BUY & HOLD
Permanent Financing is available for borrowers who may be unable to obtain conventional financing through a bank.
Insula offers low to no documentation loans, at varying loan-to-cost ratios, depending on the borrowers credit score and experience level.
This program offers lower rates than our short term bridge loan products, and is great for cash-flowing.
The Small Balance MultiFamily Bridge Loan Program permits Real Estate Investors to Purchase or Refinance Multifamily Residential Properties with 5 or more units - or even Mixed Use Properties.
Property Types: 5+ Unit Multifamily Residential or Mixed Use Properties
Loan Term: 12 Months - Up to 24 Months w/ Extension.
Eligible Loan Size: $500K - 2.5MM (Insula will evaluate projects above $2.5MM on a case-by-case basis).
Finance 80% of the Purchase Price, Up to 100% of the Renovation Costs.
Light or Heavy Rehab Options Available.
We are now offering investors the opportunity to obtain no-income, no-asset check loans on rental prperties - at rates as low as 6%
The Program Has Two Tracks:
The first track allows for individual rental properties to be purchased or refinanced (even with cashout) on loan sizes starting at $250K.
The second track allows investors to buy or refinance portfolios of rental properties in one closing, with one mortgage. The portfolio program requires a minimum loan amount of $1million, with each individual property required to be worth at least $50K.
Borrowers must have at least 6 months of property management experience. Open to US citizens, and Foreign Nationals.
Rates start at 6% for 30-Year Fixed Program
Choose from 10 Year Interest Only or Fully Amortizing Payments.
Choose from 30-Year Fixed for rate stability, or a 5/1, 7/1 or 10/1 ARM for max cash-flow.
Property Types: SFR, 2-4 Family, Condos, Townhouses & PUDs. Warrantable & Non Warrantable Condos are OK. NO Coops or Manufactured Housing.
Maximum Loan to Cost (LTC):
Refis: 80% if owned < 90 days
Refis: 100% if owned > 90 days
Maximum Loan to As-Is Value (LTV):
80% for US Citizens
70% Foreign Nationals

Purchases: lower of LTC & LTV
Refis: lower of LTC and LTV if owned less than 90 days
